Full Time Building Maintenance Professional

The Role:

Responsible for maintenance operations and supervision of contractors for a private residence in Beverly Hills, California. Work together with house staff to prioritize tasks and minimize the impact on the Principals' personal and professional schedules. Respond to emergency calls as needed.

Here's what you'll do:

  • Ensure the highest levels of service and expectations are always met

  • Provide the proper level of care and maintenance required for a house that was built in the 1920s and renovated many times

  • Execute the preventive maintenance plan for HVAC, plumbing, electrical and mechanical systems to keep the household mechanical systems in good operating condition

  • Collaborate with appropriate stakeholders to plan, modify and schedule repairs for the house and the property

  • Provide hands-on technical support for troubleshooting, problem-solving, and maintenance repairs

  • Troubleshoot, repair, and or replace switches, receptacles, valves, belts, and motors

  • Maintain fans, thermostats, and pumps

  • Assist with repairs to lighting circuits and other electrical equipment

  • Maintain spare part inventory control, compile and sort purchase material receipts; maintain logs and records

  • Coordinate contractors for regular maintenance (HVAC, elevator, audiovisual, pool, etc.) and self-perform basic plumbing maintenance (clogged toilets, spa cleaning, sink drain cleaning, water heater settings)

  • Maintain house reverse osmosis system and spa system reliability to desired specifications

  • Manage the schedule of all outside vendors for general upkeep and individual projects

  • Supervise contracted staff, including planning, organizing, and reviewing work

  • Assist with the set up of outdoor cooking equipment and maintain wood stock for grill and pizza oven

  • Understand, use and monitor all highly technical systems that have been installed in an older house

  • Onsite support for IT, telecommunication, surveillance services.

  • Perform daily routes of household and grounds

  • Maintain accurate records of house systems (track warranties, filter changes, change light bulbs, appliance repairs, fire alarm servicing, maintain and update emergency supplies)

  • Assume and execute additional responsibilities as assigned

  • Prepare budgets and timelines for special projects

OTHER IMPORTANT DUTIES:

  • Assist with estate event set up and operation

  • Move furniture and artwork when requested

  • Be available to drive the Principals when requested

  • Responsible for scheduling emergency response equipment maintenance such as fire extinguisher, Ansul system, first aid & AED equipment

  • Oversee compliance needs for emergency generator system and UST inspection

  • Responsible for updating the estates multi-hazard plan

  • Required property and house integrity checks during storms

  • Responsible for ensuring onsite vendors follow Covid-19 protocols

  • Inform Sunset security and household staff of vendor schedule and access per Covid-19 protocols

KNOWLEDGE, SKILLS & ABILITIES:

  • Work hours will vary; some weekends and holidays will be necessary

  • On-call for any emergency (onsite and video communication)

  • Understand and use Microsoft Office including Outlook, Word, Excel, Project

  • Ability to read and understand floor plans, piping, and electrical drawings

  • Understand how to read electronic drawings including AutoCAD

  • Appliance repair, plumbing, HVAC, and electrical systems

  • Appropriate training and certifications relevant to duties

  • Ability to service utility equipment as recommended by manufactures

  • Maintain tools in good condition and use tools carefully as instructed

  • High mobility, performing maintenance on utility equipment throughout the facility, climbing ladders and stairs daily

  • Adheres to a culture of professionalism and operational excellence

  • Result-oriented and willing to roll up sleeves to tackle any task

  • Prioritize changing demands, multi-task, and meeting tight deadlines

  • Good verbal and writing skills

Here's what you'll bring to the table:

  • Experience working at a private estate preferred

  • Technical School or equivalent from a two-year college or 5-7 years related experience and/or training

  • Valid California Driver License and clean driving record

  • This role requires a full background check

  • Strong ability to communicate in a professional manner with both internal and external stakeholders

  • Must be able to work independently

  • Must be mechanically inclined

  • Must be able to perform all job functions safely
